With the increasing adoption of electric scooters and electric cars, the Society intends to facilitate the installation of EV charging points in personal parking spots, subject to the following guidelines.
Electrical Provision
Most EV chargers require a 3-phase electricity connection with proper earthing.
Due to infrastructure constraints, power supply for EV charging can only be provided from the building’s parking-level distribution board.
Power cannot be drawn from individual flat meters, as the meter room is located at P2 and is not accessible for this purpose.
Installation Cost
Owners opting to install an EV charging point will bear a one-time fixed cost of ₹4,500, covering:
Electrical material and connecting wires
Fire extinguisher (mandatory safety requirement)
The final cost may vary depending on the distance between the parking slot and the distribution box.
Residents will be charged at actuals.
Owners may procure the required raw materials as per prescribed specifications; the Society electrician will carry out and certify the installation.
Metering & Billing
A dedicated electricity sub-meter will be installed at the owner’s parking spot.
Only one sub-meter per flat will be provided, irrespective of whether the owner has:
One or two car parking slots
Tandem or parallel parking
Electricity consumption will be billed quarterly at ₹17 per unit, based on sub-meter readings.
Charges will be included in the quarterly maintenance invoice raised through ADDA.
Access Control & Usage
A lockable charging box will be installed to ensure that only the concerned owner can use the charging point.
Sharing, resale, or commercial use of the charging point is strictly prohibited.
Safety & Compliance
All installations must comply with:
Society electrical standards
Fire safety norms
Applicable local electricity regulations
No modifications or extensions are permitted without prior written approval from the Society.
Liability & Undertaking
The owner must submit a signed undertaking on ₹100 stamp paper, confirming:
Full responsibility for any damage arising due to the charging installation or usage
Liability for damage to society common areas, infrastructure, or adjoining vehicles
Any such damage must be repaired and restored to original condition at actual cost, either directly by the owner or through the owner’s insurer.
Load Management & Future Changes
The Society reserves the right to:
Regulate EV charging load to prevent electrical overload
Revise tariffs, policies, or technical specifications in the future based on infrastructure capacity, regulatory changes, or safety considerations
