It is required that all A/C installations in your flat are done as per the specifications and wiring diagrams attached on this page (specified by the builder)
ODUs are to be installed in the ducts made available, your own dry or open balconies. Cabling should be sealed, not exposed on the façade of the buildings and navigated through the wall with core drilling.
Be considerate to your neighbors and ensure that your cabling and condensation water outlet pipe does not bother anyone
Be cautious of the water pipelines in the ducts when installing ODUs. Supervise your workers at all times - do not stand on water pipes, put pressure on them, take support of existing reinforcements or alter the channels. Terrace can be used to deploy a jhula for the job.
Be sure that the ODU is installed in such a manner that there is sufficient space for SOJ FMS personnel to pass through for their routine maintenance activity . All ducts are designed such that fabricated stands for the ODUs can align with one side of the wall allowing enough space for a person to pass through. You could refer the ODUs affixed by your neighbors above and below in the same duct and align yours with them so that the gap stays inline
Be cautious of not damaging the building wall plaster and ensure drills are used at all times, not hammers
Be aware of the fact that our society is one of the upscale housing complexes in Kharadi - hence to save on little money, please do not make installations ugly
Ensure the job is neatly done (no dangling exposed cables) - advise and assistance can be sought from management committee anytime

You may NOT dig or carry through the copper cabling from a balcony that is beneath you. Open spaces of the balconies beneath you, the right to air and right to light that it brings (sale agreement u/s 12.2/iii) cannot be used for cabling or mounting.
GDPL has maintained that external facade of the building is simple RCC block structure which is anyway prone to more seepage. By hammering in large screws for ODUs, into the facade of the building we expose it to direct sunlight and rains, increasing the chances of seepages multifold. This can cause direct irreparable damage to your walls and even your neighbors. Thus the current incorrect installations also must seal the holes with proper water proofing sealant after removing the ODUs.
Any damage caused to any of the shared or open spaces shall be recovered from the owner at actuals
The responsibility of maintaining aesthetics of the building facade are clearly outlined; any exception shall amount to non-compliance
Any cabling or assembly in the shared space or common society areas rightfully meant for all members shall amount to non-compliance
Non-compliance of any nature in respect to the relevant clauses in sale agreement and letter of possession is a legal offense and be dealt with (1) official complaint to DDR (2) official complaint to PMC (3) legal notice subjudice to Pune District Court
Management committee reserves the right to levy a penalty of Rs 10,000 on the owner, when a non-compliance is identified and perform a rectification of the shoddy job, bearing no responsibility of the damage to the equipments.
