We live in shared walls, floors and ceilings. Your work directly affects the neighbours above, below and beside you. Please supervise your contractors closely — you are responsible for their actions.
Before You Start (Mandatory)
- ☐ Apply in writing to the Management Committee **at least 5 days before** work begins. (email to MC)
- ☐ In the application, state: exact nature of work (in detail), start & end dates, max number of workers at any time, and the contractor/supervisor's name, contact and emergency contact.
- ☐ Wait for the Committee's permission — they will assess the work on its merits and may inspect before approving.
- ☐ Once approved, **display these work details on the wall outside your flat door** for the entire duration.
- ☐ Plan the work to finish **within 90 days.** Prolonged noise, drilling and hammering is hard on neighbours working from home, children and the elderly.
What's Allowed ✅
- Painting, carpentry and interior decoration that does **not** alter internal structure or external appearance.
- Temporary, retractable structures on balconies and terraces only.
- AC units installed **strictly** per GDPL's wiring and installation diagrams.
What's Not Allowed ❌
- Any change to the **external façade** or anything visible from outside — must match the builder's original design.
- Breaking, extending or modifying walls (you may not decide yourself what is load-bearing — qualified certification is required).
- Permanent balcony/terrace enclosures (see PMC DCPR 2017, sec. 6.5.3, 17.6, 18.13).
- Any work that **voids the builder (GDPL) warranty.**
- External paint in any shade other than the builder's original shade card.
- Storing **any** material in lobbies, staircases or common areas.
- Disposing paint, paint-water or chemicals into toilets, drains, or balcony outlets — these reach the STP tank and harm it. (Discard such liquids only in the naala running through the premises)
- Dumping waste anywhere inside the campus, including your own parking.
- Using society security to guard your stored materials.
Site & Cleanliness Rules
- ☐ Store all materials **inside your flat or your own parking space** — neatly, without blocking adjacent space.
- ☐ Clean the lobby, lift and common floor area **every day.**
- ☐ Dispose of all waste **outside SOJ premises** at active PMC collection points — owner/contractor's responsibility.
- ☐ Protect lifts, walls and common areas during material handling; **any damage is recovered in full from you.**
Work Timings
- ☐ Permitted: **8 AM–2 PM and 4 PM–8 PM.** No work on Sundays.
- ☐ Stop noise-generating work **2 PM–4 PM.**
- ☐ Inform neighbours **before** dust/concrete-generating balcony work begins.
- ☐ Workers must stay orderly and cause no nuisance, obstruction or annoyance.
- ☐ Avoid letting workers stay overnight; if unavoidable, inform the Committee and security in advance with their details.
If Something Goes Wrong
- Damage to a neighbouring flat (above/below/same level) will be inspected by the Committee. If your work caused it, **you bear the full repair cost.**
- The Committee will try to mediate disputes over scope, cost or completion; unresolved matters go to the Registrar of Societies.
- Structural/façade violations may be reported to PMC's encroachment department or pursued via the Registrar (Pune District Court).
- The Committee may rectify, disconnect or uninstall a wrongly-installed AC outdoor unit with no reimbursement.
